There were 41 October 2015 sold homes in Desert Ridge which included 12 Desert Ridge condominiums in Bella Monte, Toscana, Villages at Aviano and La Verne. The remaining 29 sold Desert Ridge homes were in various Desert Ridge single family detached property subdivisions such as Aviano at Desert Ridge, Estates at Ridgeview and Fireside at Desert Ridge.
Desert Ridge values seem to be leveling off with a solid drop in average sales price. And although we continue to see Desert Ridge homes this sell at sale prices averaging over $200 per sq ft, overall values have dropped compared to those in September. Also note that average days on market dropped from the 102 days in September to 94 days on market in October.
The Black Mountain Boulevard project is moving as planned and the top ranked Paradise Valley Unified School District schools like Fireside Elementary School, Wildfire Elementary School, Pinnacle High School, Desert Trails Elementary School and Explorer Middle School are huge draws for families with children in school. The new shopping, dining and entertainment that is being added to the Desert Ridge Marketplace and High Street at CityNorth continues to contribute to the appeal to north Phoenix home buyers.
The JW Marriott Desert Ridge Resort and Spa, and the shopping and dining at High Street add additional options for Desert Ridge homeowners and continue to help support much of the new growth in Desert Ridge that’s just around the corner.
