About Desert Ridge Sold Homes

The number of 2024 sold Desert Ridge homes was 451 which was 90 more sold homes than total Desert Ridge home sales during 2023; at 60 days on market, average days on market for 2024 sold Desert Ridge properties increased by only 4 days. Active Desert Ridge homes for sale listing inventory, at the end of 2024 is beginning to increase.

In comparison to Desert Ridge homes sold in 2023, 2024 sold Desert Ridge homes averaged in sale price, approximately 5.4% higher than those Desert Ridge homes sold in 2023, up over 58% since 2020. Resale inventory levels continue to remain low while still making a comeback from the shortages we experienced during the height of Covid-19. Desert Ridge schools such as Fireside Elementary, Wildfire Elementary, Desert Trails Elementary, Explorer Middle and Pinnacle High help to keep family demand for Desert Ridge housing higher. The number of multi-family rental units in Desert Ridge is increasing at a somewhat steady rate and should continue to grow, hopefully easing the rental market pricing. Also, High Street at Desert Ridge and the Desert Ridge Marketplace continue to be the main driver for Phoenix home buying interest.

The Desert Ridge homes sold that we have included in our annual sales numbers still includes the residential real estate between Pinnacle Peak Road on the north side and the Loop 101 on the south side with the eastern border being 56th Street. Three of the newest Desert Ridge communities in Phoenix are Talinn at Desert Ridge, Sky Crossing at Desert Ridge and Sanctuary at Desert Ridge. Some of the more popular Desert Ridge condominium and townhome communities are Toscana at Desert Ridge, La Verne at Desert Ridge, Fireside Desert Ridge Triplex Condominiums and the Villages at Aviano Desert Ridge condominiums.

Of the 451 sold 2024 Desert Ridge homes, approximately three-quarters were single family detached Desert Ridge homes and the remaining quarter sold were Desert Ridge condominiums and Desert Ridge townhomes. Below are general Desert Ridge home sales numbers for the year of 2024:

About the 2024 Sold Aviano Desert Ridge Homes

There were 57 sold Aviano Desert Ridge homes during 2024, 6 fewer sold properties this year than the Aviano Desert Ridge homes sold during 2023. Of the total homes sold in Aviano during 2024, approximately half were Desert Ridge condominium townhomes in Villages at Aviano with the remaining sold properties being detached Aviano Desert Ridge homes in other Aviano villages.

The number of active listings remains relatively low and even with signs of inventory trickling onto the market, buyer activity in Aviano remains very strong during this past 12 months. For 2024 in Aviano at Desert Ridge, we saw a 3.75% increase in sales value over Aviano Desert Ridge homes sold during 2023 (a 49% increase since 2020) with a slight increase in days on market for all Aviano Desert Ridge homes, from 63 days in 2023 to 64 days in 2024.

Toll Brothers Homes did very well with Aviano at Desert Ridge homes. The builder included a masterfully designed clubhouse which serves as the core of Aviano and which has community pools, fitness areas, walking and jogging trails as well as sponsored community events. Aviano homes have been very popular with people of all ages and types of familial status. And with the recent 2023 completion of the remaining Villages at Aviano condos, Aviano is still getting a lot of attention from buyers.
