The number of 2023 McCormick Ranch homes sold was 888 which was 19 fewer sold homes than total McCormick Ranch home sales during 2022. Active McCormick Ranch homes for sale listing inventory continues to remain relatively low.
In comparison to McCormick Ranch homes sold in 2022, 2023 McCormick Ranch homes sold averaged in sale price, approximately 4.33% lower, with average days on market increasing to 60 days from the 2022 average time on market of 32. We didn’t see any substantial change in the McCormick Ranch home market between 2022 and 2023 however, with inventory levels still low, we think we’ll see at the very least, a slight increase in home values through 2024. The highly ranked McCormick Ranch schools as well as the close proximity to the center of Scottsdale both help to keep family and seasonal demand for McCormick Ranch homes higher.
McCormick Ranch real estate is a very large Scottsdale community and we feel McCormick Ranch homes have very good value due to the close proximity to Old Town Scottsdale. The McCormick Ranch Golf Club and Old Town Scottsdale are two of the key features core to the community. The McCormick Ranch property that we follow lies south of East Shea Boulevard and north of East Chaparral Road with North Hayden Road running down the middle. Scottsdale Road is on the west side and Pima Road is on the east side. These McCormick Ranch homes will include all homes in this area with exception to the homes in Gainey Ranch.
