There were 477 sold Moon Valley homes in 2018, 45 fewer sold Moon Valley homes than last year. Active property for sale listing inventory is remains low and is still trending lower. Average sales price for sold Moon Valley homes in 2018 increased by 6.7% over sold Moon Valley homes in 2017. Average days on market decreased by 3 days.
The Moon Valley property included in our annual sales numbers includes the real estate that lies between Thunderbird Road on the south side and Greenway Boulevard on the north side with exception to the inclusion of Turtle Creek which lies on the north side of Greenway Boulevard. The east boundary of Moon Valley lies in line with 16th Street and we have extended the west boundary to include all the property on top of Moon Mountain bordering Coral Gables Drive.
At the center of the Moon Valley community, there is the Moon Valley Country Club, Lookout Mountain Elementary School and the Moon Valley Park. The homes and retail spaces in this area have remained relatively undervalued because Moon Valley does not have the strong name that other Phoenix communities have such as Biltmore, Desert Ridge and Norterra. But make no mistake, Moon Valley homes will do very, very well over the next decade comparatively speaking.
Of the 477 Moon Valley home sales for 2018, approximately 3% were Moon Valley condominiums, 1% were Moon Valley manufactured homes, 2% were a Moon Valley patio homes, 5% were Moon Valley townhomes and the rest were single family detached Moon Valley homes.
