There were only 38 December 2015 sold homes in Desert Ridge which included 9 Desert Ridge condos in Bella Monte, La Verne, Toscana and Villages at Aviano. The remaining 9 sold Desert Ridge homes were in various Desert Ridge single family detached property subdivisions such as Estates at Ridgeview, Aviano at Desert Ridge and Fireside at Desert Ridge.
Sold Desert Ridge home values dropped slightly compared to those in November and seem to be hovering around $190 per sq ft. Average days on market did drop to 79 days from November’s 92 days.
Black Mountain Boulevard and the top ranked Paradise Valley Unified School District schools like Fireside Elementary School, Wildfire Elementary School, Pinnacle High School, Desert Trails Elementary School and Explorer Middle School lure many families with children to Desert Ridge homes. The new shopping, dining and entertainment that is being added to the Desert Ridge Marketplace and High Street at CityNorth continues to contribute to the appeal to north Phoenix home buyers. Each weekend there are Desert Ridge events happening at the AMC stage and the District stage at the Desert Ridge Marketplace which usually include singing and band performances.
The JW Marriott Desert Ridge Resort and Spa, and the shopping and dining at High Street add additional options for Desert Ridge homeowners and continue to help support much of the new growth in Desert Ridge that’s just around the corner.
