There were only 18 November 2015 sold homes in Desert Ridge which included 9 Desert Ridge condominiums in Villages at Aviano, La Verne, Toscana and Bella Monte. The remaining 9 sold Desert Ridge homes were in various Desert Ridge single family detached property subdivisions such as Estates at Ridgeview, Aviano at Desert Ridge and Fireside at Desert Ridge.
Desert Ridge values moved up this month compared to October with about a 2% gain in sale prices. And although we saw more Desert Ridge homes sell for average pricing over $200 per sq ft, overall values seem fairly steady around $190 per sq ft. November’s average days on market of 92 remained very close to the 94 days on market in October.
The Black Mountain Boulevard project is moving as planned and the top ranked Paradise Valley Unified School District schools like Fireside Elementary School, Wildfire Elementary School, Pinnacle High School, Desert Trails Elementary School and Explorer Middle School are huge draws for families with children in school. The new shopping, dining and entertainment that is being added to the Desert Ridge Marketplace and High Street at CityNorth continues to contribute to the appeal to north Phoenix home buyers. Every weekend there are Desert Ridge events happening at the AMC stage and the District stage at the Desert Ridge Marketplace which usually include singing and band performances.
The JW Marriott Desert Ridge Resort and Spa, and the shopping and dining at High Street add additional options for Desert Ridge homeowners and continue to help support much of the new growth in Desert Ridge that’s just around the corner.
