2013 Sold North Scottsdale Homes and Custom Lots

2013 sales data for North Scottsdale homes and custom homesites within 85254, 85255, 85259, 85260, 85262, 85266 and 85377 zip codes.

There were approximately 4,768 North Scottsdale homes that sold during 2013 within our seven core zip codes which was 107 fewer homes that what had sold during 2012 within that same zip codes. The total number of homes sold during 2012 was 4,881, equating to only a 2% drop in sold North Scottsdale homes between 2012 and 2013.

When looking at custom homesites, we saw approximately 11 more North Scottsdale lots sell in 2013 that in 2012. In all of 2012 there were 361 custom homesites sold. In all of 2013 there were 372 custom homesites sold which came to a 3% increase in lots sold between 2012 and 2013.

North Scottsdale real estate which includes North Scottsdale homes and North Scottsdale custom homesites stayed for the most part level over the past year with a bit of a drop off in sales activity during the 4th quarter of 2013. We are definitely seeing a pick up in custom homesite sales activity, especially the hard-to-find infill lots that are well located. Many of the lots at or below $100,000 are moving quickly with healthy buying up to $135,000 per 1/2 acre parcels. We are seeing an increase in activities and we’re seeing a lot of cash buying going on. We are expecting to see subtle but steady increase in custom home lot sales through 2014 as resale inventory levels are not picking up with much pace and we need to keep in mind that prime Scottsdale custom lots are not a surplus item. With lot pricing still low as a result of bursting of the local real estate bubble, we are encouraging many of our clients to consider North Scottsdale land purchases.

In these reports, the North Scottsdale homes and custom homesites that we have been following are listings that have been sold through the Arizona MLS (ARMLS) during 2013 and which fall within the postal codes of 85254, 85255, 85259, 85260, 85262 and 85377 (85377 is the postal code for the Town of Carefree).
